Booking Terms & Conditions
The commercial terms of a stay, and the forest and wildlife rules that apply to every guest at both properties.
Section 8 (Liability) and Section 11 (Governing Law) are marked for a lawyer to draft properly before this page is treated as final. Every other clause reflects how we actually operate. The forest and wildlife rules in section 7 are accurate as published.
1. Making a Booking
An enquiry submitted through this website is a request, not a confirmed booking. Your stay is confirmed only when the property has replied confirming rooms for your dates and any required deposit has been received. Rates quoted are for the dates and occupancy discussed and may change if either changes.
2. Rates and What They Include
Rates are seasonal and are quoted per stay rather than published on this site. Unless stated in writing, rates cover accommodation and breakfast only. Meals other than breakfast, safari tickets, guide charges, transport and entry fees at attractions are extra. Applicable taxes are added as required by law.
3. Deposit and Payment
A deposit is required to hold a confirmed booking, with the balance due as agreed with the property at the time of booking. Payments made online are processed by Razorpay; Avenue Tree does not see or store your card details. A payment is treated as received only once it has been verified — if you are ever unsure whether a payment succeeded, contact us before paying again.
4. Cancellation and Changes
Cancellation charges apply on a scale confirmed with you at the time of booking. Date changes are subject to availability and may attract a rate difference. No-shows and early departures are charged in full.
Where a stay cannot proceed because of circumstances outside anyone's control — road closures, forest department restrictions, weather or civil disruption — we will work with you on dates rather than simply retaining the money. That is our intention and how we operate in practice; the property's current policy is confirmed when you book.
5. Check-in and Check-out
Check-in and check-out times are confirmed with you at the time of booking. Early check-in and late check-out depend on availability. Please plan your arrival around the forest gate closures set out in section 7 — we cannot hold a late arrival open indefinitely, and neither can the gates.
6. Guests, Children and Pets
Occupancy per room is as confirmed at booking; additional guests may attract a charge or may not be possible. Children are welcome at both properties. Aranyasun is pet friendly and pets are welcome across the grounds — tell us about your pet when you book so we can confirm the current conditions. Labdhi Resorts is not pet friendly.
7. Forest, Wildlife and Local Rules
These are set by the Forest and Police departments, not by us, and they apply to every guest without exception.
- The Bandipur and Thorarapalli (Mudumalai border) forest gates close at 9:00 PM and reopen at 6:00 AM. No passage is permitted in between. Plan to arrive before 9:00 PM.
- Single-use plastics are banned across the Nilgiris — polythene bags, 1–2 litre plastic water bottles and plastic-packaged soft drinks. Fines range from ₹500 to ₹10,000.
- Do not carry alcohol across the Tamil Nadu / Karnataka border; it may be confiscated.
- Some routes, including via Thalai Kundah, require a local Nilgiris ID.
- Do not feed any wild animal, including monkeys around the village and especially not elephants.
- Safari is operated by the forest department. Timings, ticketing and vehicle availability are theirs to set and can change without notice. No sighting can be promised.
- Children must be supervised outdoors after dark. The boundary between the grounds and the forest is a legal line, not a physical one.
- Drones are not permitted over reserve areas.
8. Liability
Guests stay in a wildlife area and are responsible for following property guidance, forest department rules and ordinary precautions. Avenue Tree is not liable for loss, injury or delay arising from wildlife activity, road or gate closures, weather, or from services operated by third parties including safari operators and drivers. Valuables are the guest's responsibility. [VERIFY — have this clause drafted by a lawyer]
9. Behaviour
Both properties are small, quiet and often full of families. Guests whose conduct disturbs others or endangers wildlife may be asked to leave without refund.
10. Complaints
Speak to the property first — most things are fixable on the spot. If that does not resolve it, write to reservation@avenuetree.in and the group will take it up.
11. Governing Law
These terms are governed by the laws of India.
